BOOKING CONDITIONS & TERMS OF LETTING.                                                      BACK TO BOOKING FORM

CONTRACT:

This contract is for a short-term holiday let of the property to the clients as set out on the submitted Booking Form. The contract is between the owners John & Elaine Pearson and the Client(s) so named. The contract will commence when the booking deposit is received and the owners issue a confirmation letter. It terminates at the end of the rental term set out on the booking confirmation form, or earlier if these terms and conditions are not observed. Payment of the deposit will be taken as acknowledgement and acceptance of these terms and conditions. No refunds apply if the rental is terminated for any violation of this contract.

PAYMENT:

The rent is that set out in our advertisements at the time of booking and stated on the Booking Confirmation. Any agreed exceptions to the advertised price will be confirmed on the Booking Confirmation. Payment methods are set out on the booking form. Non payment of the full balance of the rental on or before the first day of commencement of the rental shall be construed as termination of the contract by the client. Final payment is due 28 days before the rental commences (56 days in the Peak Season)

DEPOSITS, CANCELLATIONS & ALTERATIONS:

A deposit is payable to secure the booking. The amount is set out in our brochure or for extended rentals is agreed in writing before booking. This deposit covers our loss of rentals and administrative costs in the event of cancellation and is not refundable. Refunds due to cancellations after payment of the final amount will be on a sliding scale up to a maximum of 50%.

TOURIST TAX:

All rentals are registered with the Slovenian authorities and a tourist tax of €1.01 per person per night is charged. This is collected separately by our agent and paid directly to the authorities. Tourist tax is additional to the rent payable on the property.

LIABILITY:

The Owners, their employees and agents do not accept third party liability in respect of breach of contract, negligence, misrepresentation or otherwise. In addition, liability does not extend to circumstances amounting to “Force Majeure”.

PERSONAL PROPERTY:

All personal property of the client and his/her party shall remain their sole responsibility and risk and the owners will not be liable for any loss or damage.

PERIOD OF HIRE:

Rentals commence, unless otherwise agreed, at 4 pm on the day of arrival and terminate at 10.00 am on the day of departure.

NUMBER OF PERSONS IN THE PROPERTY:

The number of persons occupying the property must not exceed the advertised capacity. The owner reserves the right to refuse entry to the entire party, or apply extra charges, if this condition is not observed.

CARE OF THE PROPERTY:

The Client(s) shall take all reasonable and proper care of the property and its furniture, fittings and effects both internal and external and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning.

BREAKAGES, DAMAGE OR LOSS OF KEYS:

A damage deposit is payable upon commencement of the rental. The deposit required is set out in our advertisement. The Client is legally bound to reimburse the Owner for replacement, repair or extra cleaning on demand. The deposit is refunded if the property is in good condition at the end of the rental.

PETS:

Pets are allowed after first obtaining the Owners’ permission. Pets must have their own bedding and are not allowed on the beds in the property.

SMOKING:

Smoking is not permitted anywhere inside the property.

CHILDREN:

Clients must accept responsibility for the safety of their children at all times.

INSURANCE:

The Property is insured by the Owners with respect to Personal Liability. Clients are strongly advised to take out Comprehensive Holiday Insurance.

BEHAVIOUR:

Clients are obliged to take care that the peace of the neighbourhood is not disturbed by themselves and/or their party. Failure to observe this condition may result in termination of the rental.

SERVICES:

The owner is responsible for provision of water supplies, electricity, central heating fuel, television and internet services. Bedding and towels are provided.
